How do I request a quote?
Use the Request a Quote button on the Home or Services page. That form comes to our office. We look up the property, review the intended use and effective date, and reply with a fee and turnaround time. One of the appraisers reviews the assignment before a fee is issued.
Why don’t you list fees on the website?
Each property is unique. The fee depends on the property, the intended use, the effective date, and the scope of work required. A one-story house in Palm Coast is not the same assignment as a date-of-death appraisal or a waterfront property with limited comparables.
What happens after I accept the quote?
We send an engagement letter as a PDF. When you accept and return it, we open the file and coordinate the assignment. A typical appraisal includes an on-site inspection when one is required, market research and comparable-sale selection, and a written report delivered as a PDF.
Do you need to come inside the house?
Most assignments include an on-site inspection. That visit usually runs 30 minutes to an hour. Some assignments, including some retrospective date-of-death work, are scoped differently. The engagement letter will say what the assignment requires.
How long does an appraisal take?
Turnaround depends on the property, the assignment type, and current workload. We put a turnaround time on the quote so you are not guessing. Rush work is sometimes possible. Ask on the form if you have a deadline.
What areas do you cover?
All of Flagler County, plus Ormond Beach and, on an occasional basis, Ormond-by-the-Sea. We do not currently take St. Johns County. See Coverage Area for the full description.
Do you do VA and FHA appraisals?
Yes. Both appraisers are VA-approved and listed on the FHA/HUD roster. Lender work is usually ordered by the lender or an appraisal management company. If you need a private report for your own use, use the quote form.
What is a date-of-death or retrospective appraisal?
The effective date of value is in the past, often the date of death. The analysis uses the market that existed then, not today’s market. Personal representatives, attorneys, and accountants request these reports for estate and probate work. Tell us the effective date on the quote form.
Do you appraise for divorce?
Yes. A divorce appraisal is a different assignment than a mortgage appraisal. The intended use, the intended users, and sometimes the effective date are different. If two dates of value are needed, say so on the form.
Is a pre-listing appraisal the same as a CMA?
No. A comparative market analysis or broker price opinion is not an appraisal. A pre-listing appraisal is an independent opinion of market value from a state-certified residential appraiser, written against current comparable sales.
Is an online estimate the same as an appraisal?
No. An automated value or website estimate is not a substitute for an appraisal. Those tools do not inspect the property, do not select comparables the way an appraiser does, and do not produce a report that will stand up for lending, estate, or court use.
Who can see the report?
The report is written for the client named in the engagement. USPAP confidentiality applies. We do not send copies to other parties unless the client directs us to, or the intended use requires it.
