We appraise residential property throughout Flagler County and in the northern Volusia communities listed below. That is the work we do every week. If the property sits in one of these areas, we already know the inventory, the buyer pools, and the recent sales that drive the report, and we have access to both of the main MLS systems that cover those market areas we know best.

Flagler County is not one market. A beachside cottage, a Palm Coast subdivision home, and a site west of U.S. 1 around Bunnell do not trade against the same set of sales. We work those pockets on purpose. Knowing the difference is part of the assignment, not an afterthought.

Flagler County

We cover the entire county, including Flagler Beach, Palm Coast, Bunnell, Beverly Beach, Marineland, and unincorporated Flagler County.

The beachside, including Flagler Beach, Beverly Beach, and Marineland, is its own inventory. Coastal exposure, older housing stock, and a smaller set of truly comparable sales all show up in the work.

Palm Coast is the core of the county by volume. Neighborhoods, ages, and product types vary enough that a sale on one boulevard is not automatically a comparable for a house a mile away.

The western and more rural parts of the county, including Bunnell and the land around it, trade on larger sites, different buyer demand, and a thinner sale count. Those assignments take local knowledge of what actually closed, not a countywide average.

Northern Volusia County

We regularly take residential assignments in Ormond Beach. Ormond-by-the-Sea is covered on an occasional basis when the property and the assignment make sense.

That northern Volusia coverage is an extension of the same practice, not a claim that we cover all of Volusia County.

We do not currently take assignments in St. Johns County. The practice is residential. If the property is outside the communities above, use the quote form on Home or Services. We will tell you whether we can take the assignment.
